The timing of your response for my needed services was critical because we had to close on two condos within a short period of time due to our departure for Florida. Tim quickly completed the inspection details and had some excellent recommendations for us. He made the transition easy and carefree. Gaining our trust in him, we asked Tim to oversee the unit while we winter in Florida. He continues to give us reassurance that everything is in good hands.
Thanks to Tim’s keen background, the inspection of the new unit revealed some essential pre-purchase repairs that helped us negotiate an acceptable purchase contract. We are now on our way to having the needed repairs done and managed by Pillar. As a carpenter for 22 years – my first thoughts were to do the non-state required inspections myself. Then after considering the purchase price of water front reality, I thought I would try a professional inspector.
My results were as follows, . . . Could not be happier, when looking at something your falling in love with and have dreamt about for years your objectives may be skewed. Debra and her team caught at least 10 things I did not see, and with a competent/detailed inspection sheet I had a leg to stand on when asking the seller to correct the items.
The state inspected items are critical that you use a competent inspector. I got the same results as before — we got a updated septic with NON structural and structural items fixed with out argument from the seller.
The price I paid for the inspection was far out weighed the amount of items I had corrected with out cost to me by 5 times the amount.
The service was fast, friendly, and answered emails/question very quickly.
Will use again if needed.

I was at our potential property with them as they were inspecting the house; my husband was not able to come with me. Both Tim and Deb explained everything they found to me in very understandable terms as well as their professional opinions on what needed urgent attention and what could wait. As first time lake property homebuyers, it was extremely helpful to understand issues about septic tanks, wells and docks. To their credit, they pursued a suspect septic tank issue when the flow test failed requiring several extra hours of digging and work. Their diligence saved us having to replace the septic system.
